A developer secured a £2.39m land bridge refinance for a 72‑home residential scheme on the Isle of Wight just one month before an existing facility expired, using a new partnership between two proptech firms.

Time‑critical funding secured with three weeks to spare

The borrower used LandInsight to verify the feasibility of the project and manage it through to a full planning permission for 72 homes.

When the original delivery route ran into delays, the borrower faced a tight deadline with only one month remaining on an already‑extended bridging facility.

The incumbent lender, while supportive, could not extend the loan further.

Isle of Wight projects often face hurdles because the location sits outside the lending criteria of a number of specialist lenders, which narrowed an already limited pool at a critical moment.

Traditional methods of working through lenders sequentially or relying on existing relationships proved unviable within the timeframe.

The marketplace filtered lenders based on the location, asset type, and required timescale.

Four terms were returned within a short window, giving the borrower options despite the constraints.

They, working with a broker using the firm, proceeded with Fiduciam, and the facility completed in three weeks.

The loan closed ahead of schedule.

The partnership between Brickflow and LandTech embeds the company’s whole‑of‑market search technology directly into LandInsight.

Developers and investors using the platform can now compare live terms from more than 150 specialist lenders without leaving the application.

Frazer Campbell, chief revenue officer at the company, noted the efficiency of this workflow.

“The borrower assessed the site there, took it through planning, and when the funding position became urgent, the whole lending market was already sitting in the platform they were working in.”

Preston Tucker, operations manager at LandTech, explained the value of this integration for developers.

“Identifying the right site is only the first step; securing finance is where projects most often encounter friction, and that friction is at its worst when timing is tight, and the asset sits outside standard criteria.”

The same marketplace will be used to source the project’s estimated £20m in development finance once construction begins.

The platform supports developers and investors from site acquisition through to development finance and commercial term lending.

Beyond the immediate refinance, the embedded search engine creates a persistent pipeline of financing options that can be revisited at each project milestone. When the scheme moves from ground‑breaking to fit‑out, the user can trigger a fresh round of lender invitations with the click of a button, preserving the continuity of data and decision history.
